About MSV

Matheson Stephen Valuations (MSV) was formed by Rod Stephen and Tony Matheson in April 1998 as a sister organisation to the now separate Barry Waters & Stephen (BWS), on existing independent valuation and property consultancy general practice that was formed in 1988. MSV was originally formed as a specialist practice to provide independent valuation advice to local state and semi-government bodies. MSV has evolved to provide advice to a range of private sector clients for residential, commercial, industrial, rural and special purpose properties.

Rod Stephen

Chairman Emeritus

With over 35 years experience in the property valuation industry, Rod specialises in General Practice valuations, acquisition valuations, compensation assessments and feasibility and subdivision analysis. As a founder of the business, Rod has been a director of Matheson Stephen Valuations since inception.

Nick Haines

Company Director

Nick commenced his valuation career as a cadet valuer with Matheson Stephen in 2001, beginning with work in the area of Municipal Valuation. Nick’s main role is centred on Government and Asset Valuations, along with work in the acquisition and compensation field and valuation consultancy work for private enterprise clients.

Professional Experience

  • Experience in Municipal Rating and Land Tax Valuation and assessment of commercial, industrial, residential and other types of real estate, predominately in metropolitan Melbourne and also throughout regional Victoria and Tasmania.
  • Experience relating to compulsory acquisition and compensation, rating disputes, rental disputes, family law assessments.
  • Experience in preparation of Expert Witness Testimony (Valuation) under various expert witness Codes of Conduct in the state of Victoria.
  • Experience in valuation of subdivisional lands including EstateMaster modelling.
  • Extensive experience in undertaking project-based valuation work, portfolios, Government assets and Infrastructure.
  • Outer Metropolitan Ring Road, East West Link, Regional Rail Link, Mornington Peninsula Freeway and the Victorian Desalination Plant and Pipeline are a snapshot of some of the projects that Nick has worked on.

Briony Stephen

Company Director

Briony began her career with Matheson Stephen in 2004 in Private Practice and Municipal Valuations, having previously worked in the field of Human Resources. Following the successful completion of various revaluation projects, Briony now oversees MSV’s Municipal Valuation practice and has also been responsible for project work for private sector clientele.

Professional Experience

  • Briony has undertaken Municipal valuation work since 2005 with Matheson Stephen Valuations and also has extensive experience in ad hoc valuations with a focus on Project Management.
  • Briony’s experience in valuation practice is broad and includes the administration of a number of General Revaluation contracts across Melbourne and experience in all manner of ad-hoc valuation work including typical market value assessments (short-form and full narrative), valuations for Financial Reporting, Insurance, Asset, Superannuation, Acquisition and Disposal, and Compulsory Acquisition.
  • Briony is the principal of our Municipal Valuations division and as such undertakes a wide variety of assessments of different types, in conjunction with a significant Project Management role.
